ELABORATION OF AN EXECUTIVE PROJECT “DIAMOND VILLAS”
Diamond Villas is a condominium located in Polana Caniço “B”, Plot nr 000, Portion nr 000, along Julius Nyerere Avenue, in Maputo City, with an area of 000 m².
The condominium is made up of 6 houses under construction, of which 3 are duplexes (ground floor and 1st floor) and another 3 are triplex houses (ground floor, 1st floor, and 2nd floor).
The ground floor has a living room, a dining room, a TV room, a kitchen, a laundry room, a multipurpose room, a shared bathroom, an area for stairs and an elevator and also contain a parking area located in the basement, with an open entrance. In addition to the above, the Diamond Villas condominium, precisely in these duplex houses, also has a service area with two bathrooms, a small open lounge and a covered porch. In turn, the 1st floor has a master suite and three standard suites, all with balconies. Part of this floor are the stairs and an elevator. These contemporary villas provide the comfort you need to make it a home.
March 2021, Albatross Construction, Lda was characterized with the beginning of the construction works of a condominium called “Diamond Villas”, located in the prime area of Maputo City, along Julius Nyerere Avenue.
The figure below shows the moment of earth movements, which gave rise to this beautiful condominium. On the ground, the opening of halls was made where the houses will be housed, as the images document the moment of implantation of the basement, completely in reinforced concrete. The land was watered and firmly compacted.
A team of qualified professionals worked extensively, to implement highest engineering techniques to ensure quality, durability and comfort of the foundation works of the villas. The work was implemented based on studies and proposals developed by Albatross Construction, Lda in the form of a preliminary study report in compliance with acceptable standards and approved by the client.
In developed or rapidly developing countries such as Mozambique, high land costs have been a major problem for investors, which creates a requirement for business centers with high-rise buildings, condominiums, and underground parking lots, requiring excavations to be carried out with more depth to create underlying free space.
Albatross Construction, Lda, used soil improvement techniques at the site of the construction works of this condominium, intensively studied, and successfully applied.
These methods involve in-place inclusion of a reinforcement element in the ground to improve engineering parameters or to transfer the load to a particular location.
Soil components reinforced in this way are influenced by the characteristics of both natural and compacted soil.
Moment of construction of the first five houses, with rough reinforced concrete of good quality, supplied by the concrete company Servifuturo. The concrete was cast on the floor and roof slabs, on the balconies, pillars and beams, all of them of good quality and as recommended in building regulations.
